Executive Summary

The Yonge Street Project is a condominium development project located at the effervescent centre of Richmond Hill. The development will consist of a mixed-use blend of residential and commercial uses at a total approximate square footage of 301,102 sqft., while contributing to the cultural and pedestrian growth in the area. The site is conveniently located within the proximities of the Richmond Hill Performing of the Arts Theatre, Mill Pond Park, and the York Regional Bus Rapid Transit. DMCC Holdings Inc. was involved in the end-to-end project management process on behalf of their client. DMCC were able to land bank adjacent sites as well as work with the Town to maximize the FSI. 

DMCC’s responsibilities included:

  • Negotiations of land acquisitions of adjacent lands
  • Negotiations of development plans with staff at the Town of Richmond Hill
  • Site plan and preliminary Town statistics
  • Financing of land and development
  • Environmental, geotechnical, and hydrogeological site assessments
  • Site plan approval process with the Town of Richmond Hill
  • Zoning by-laws approval process with the Town of Richmond Hill
  • General Due Diligence
  • Proforma Management
  • Project Feasibility
